Foreign national and ITIN DSCR loans
Overseas and ITIN investors can buy Carolina rentals on select programs, qualified on the property's rent.
Yes, select programs make DSCR loans to foreign nationals buying Carolina investment property. Across our lender network, programs commonly lend up to about 70% to 75% of the value on a purchase, often through a US LLC, with a valid passport, 6 to 12 months of reserves in US dollars and no US tax returns. Some programs accept no US credit score. Select programs also serve ITIN borrowers.
Who foreign national DSCR loans are for
These programs serve non-US citizens who do not have a US credit history, Social Security number or US tax returns, such as overseas investors, expats and visa holders buying a vacation or rental property in the Carolinas. The loan qualifies on the property's rent, like any DSCR loan, and it is for investment property only.

What the process looks like
- Tell us about the property and your situation. Country of residence, visa status, intended ownership and the plan for the property.
- Match to a program. Credit documentation and ownership structure change which programs fit.
- Move funds. Down payment and reserves are usually wired into a US account and sourced, since they must be verifiable.
- Set up the entity. If you will use an LLC, we coordinate the documents with your attorney. We do not give legal or tax advice.
- Close. Closings run through a North Carolina or South Carolina attorney. If you cannot attend, ask about remote signing options early, since overseas signing can require consular or notary steps.
ITIN borrowers
If you live in the US and file with an ITIN rather than a Social Security number, select programs offer DSCR loans with a US credit profile, often at a higher credit score minimum and a lower maximum LTV than for US citizens. Ask us for current options.

Frequently asked questions
Can a foreign national buy a rental property in North Carolina or South Carolina with a DSCR loan?
Yes, on select programs. Foreign nationals can finance Carolina investment property without US tax returns, and on select programs without a US credit score. You typically need a valid passport, funds for the down payment and reserves held in or moved to a US account, and a larger down payment than a US borrower. Not a commitment to lend.
How much down payment does a foreign national need?
Across our lender network, foreign national programs commonly lend up to about 70% to 75% of the value on a purchase, so plan on about 25% to 30% down, with lower LTV on cash-out refinances. Loan amounts commonly run from $100,000 into the $1.5 million to $2 million range.
Do foreign nationals need a US credit score?
Not on select programs. Some use international credit reports or reference letters, and some price the loan without a credit score. Other programs prefer a US credit profile. Tell us what you have and we will match it.
Can foreign nationals close in an LLC?
Often yes. Many programs require or allow a US LLC as the borrowing entity, with the foreign national as guarantor. See DSCR loans for LLCs.
Can ITIN borrowers get a DSCR loan?
Select programs offer DSCR loans to borrowers with an ITIN, typically with a higher credit score and lower maximum LTV than for US citizens. Terms vary by program.
