This page answers the most common questions about DSCR loans for investors in North Carolina and South Carolina. A DSCR loan qualifies a rental property on its rent divided by its monthly payment, usually with no tax returns or W-2s. Answers are general guidance, since lenders and programs vary.
Frequently asked questions about DSCR loans
What is a DSCR loan?
A DSCR loan is an investment property mortgage that qualifies the loan on the property's rental income instead of your personal income. DSCR stands for debt service coverage ratio. The lender divides the property's monthly rent by its full monthly housing payment (principal, interest, taxes, insurance and any association dues, often called PITIA). Because the property's rent is what is underwritten, no program asks for tax returns, W-2s or pay stubs.
How is DSCR calculated?
DSCR equals monthly rent divided by monthly PITIA. If a property rents for $2,400 a month and the full payment is $2,000, the DSCR is 1.20. A ratio of 1.0 means the rent covers the payment exactly. The rent figure comes from the lease or from the appraiser's market rent schedule, depending on the program. Use our DSCR calculator to test your own numbers.
What DSCR ratio do I need?
A DSCR of 1.0 or higher, meaning the rent covers the full payment, is the common benchmark and gets the widest choice of programs. Across our lender network, select programs accept ratios as low as 0.75, and a few offer no-ratio options where the rent does not have to cover the payment at all. Those lower-ratio programs usually ask for a larger down payment, more reserves or higher pricing. What is allowed depends on the program, so treat any number as general guidance and not a promise. See DSCR loans below 1.0 and no-ratio loans.
Can a first-time investor get a DSCR loan?
Yes. Across our lender network, select programs accept first-time investors with no prior rental history. These files are commonly capped at about 80% LTV, usually want a credit score starting around 680, a DSCR of 1.0 or higher and extra reserves. Some programs ask that you have owned a home for 12 months, and a limited number of programs consider applicants who have never owned a home. There are no tax returns, W-2s or pay stubs. See first-time investor DSCR loans. Not a commitment to lend.
What credit score do I need for a DSCR loan?
Minimums start as low as 600 on select programs. Many programs start between 620 and 680, and first-time investor programs often start around 680. Pricing and maximum leverage generally improve at 700 and above. Exact minimums depend on the program, the loan-to-value and the loan amount. A lower score can mean a lower maximum LTV, a higher rate or more reserves. See the full DSCR loan requirements.
How much down payment do I need?
Across our lender network, a DSCR purchase commonly needs 20% to 25% down. Select programs go up to 85% loan-to-value on purchases for strong files, which means 15% down. First-time investors are commonly limited to about 80% LTV (20% down). Short-term rentals, condos, 5 to 8 unit properties, lower credit scores, foreign nationals and ratios below 1.0 can each push the required down payment higher. Cash-out refinances usually allow less leverage than purchases. Your file is matched to the program that fits.
What is the maximum LTV on a DSCR loan?
It depends on the program and the purpose. Purchases commonly go to 75% or 80% LTV, and select programs go to 85% for strong credit and a DSCR of 1.0 or higher. Cash-out refinances are usually lower, often 65% to 75%, and up to 80% on select programs. First-time investors are commonly capped near 80%, ratios below 1.0 near 70% to 75%, foreign nationals near 70% to 75% and 5 to 8 unit properties near 75% on a purchase.
What are the minimum and maximum DSCR loan amounts?
Most DSCR programs start at about $100,000, and some start at $150,000 or $250,000, so very small balances can have fewer choices. Maximums commonly run to $2 million or $3 million, with higher limits on select programs and for stronger files. First-time investor and lower-ratio files are often capped lower than experienced-investor files.
Do I need tax returns, W-2s or pay stubs?
No. There are no tax returns, W-2s, pay stubs or income verification on any DSCR program we offer. Personal income is not part of the underwriting, so there is no debt-to-income calculation and no employment verification. You will still provide a credit report, proof of funds for the down payment and reserves, identification, and rental documentation such as a lease or an appraiser's rent schedule. If the borrower is an LLC, entity documents are also needed.
Does a DSCR loan verify my income or employment?
No. There is no income verification of any kind on a DSCR loan: no tax returns, W-2s, pay stubs, bank statement income analysis or employment verification. The loan is underwritten on the property's rent, your credit, your assets for the down payment and reserves, and the property itself. You sign a business-purpose certification because the loan is for investment property.
How many months of reserves are required?
It depends on the program. A few select programs ask for no reserves, many ask for about 3 to 6 months of PITIA after closing, and some ask for 12 months or more on first-time investor, foreign national, large loan or low-ratio files. Some programs let you count cash-out proceeds or reserves on your other financed properties. Reserves are one of the main levers a lender uses on a riskier file, so a bigger cushion can open more options.
Can I close a DSCR loan in an LLC?
Yes, on many programs. Closing in an LLC is common for investors and is one of the main reasons people move from conventional financing to DSCR. The lender will usually want the entity documents and a personal guarantee from the owners. Select programs also accept corporations or trusts. See DSCR loans for LLCs. Ask a North Carolina or South Carolina attorney or CPA how to structure ownership, because we do not give legal or tax advice.
How many rental properties can I finance with DSCR loans?
Conventional guidelines cap the number of financed properties. Many DSCR programs set no such cap, which lets you keep growing a portfolio without re-qualifying on personal income each time. Individual programs can set their own limits on exposure, and some ask for a property count or experience history on larger loans, so we match your plan to a program that fits.
Can I use a DSCR loan for an Airbnb or short-term rental?
Some programs allow short-term rental income when it is documented with a 12-month rental history from the platform or a third-party market projection. Others only use long-term market rent even if you plan to run the property nightly. Tell your officer at the start so the file goes to a lender that accepts your plan. Read more on our short-term rental DSCR page.
What property types qualify?
Common eligible property types include single-family homes, townhomes, 2 to 4 unit properties and many warrantable condos. Select programs also finance 5 to 8 unit residential properties, non-warrantable condos and short-term rentals. The property must be an investment property that you do not occupy as a primary residence. Rural, unique and very small properties may be limited to fewer programs. See 5 to 8 unit DSCR loans.
Can I get a DSCR loan on a 5 to 8 unit property?
Yes, on select programs. Five to eight unit residential properties are commonly available up to about 75% LTV on a purchase and 65% to 70% on a refinance, with loans up to about $2 million to $3 million and a credit score starting around 660 to 700. Many of these programs want an experienced investor. See 5 to 8 unit DSCR loans.
Can I do a cash-out refinance with a DSCR loan?
Yes. DSCR programs generally cover purchases, rate and term refinances and cash-out refinances on investment properties. Cash-out usually has lower maximum LTVs than a purchase, commonly 65% to 75% and up to 80% on select programs, and cash-in-hand limits apply on many programs. Seasoning and recent-purchase rules vary. Cash-out proceeds are often used to buy the next property. See DSCR cash-out refinance.
Can I refinance a property I just bought with cash?
On select programs, yes. Delayed financing lets you refinance and pull cash back out soon after an all-cash purchase, often within about 12 months, using the documented purchase price and costs. Other programs use appraised value after a seasoning period. Rules vary, so tell us when you bought and how. See DSCR cash-out refinance.
Can I get an interest-only DSCR loan?
Yes, on select programs. Interest-only periods are commonly 10 years on a 30 or 40 year term, and some programs calculate the DSCR on the lower interest-only payment, which can lift a borderline ratio. The payment steps up after the interest-only period, and you do not build principal during it. See interest-only DSCR loans.
Can a foreign national get a DSCR loan on Carolina property?
Yes, on select programs. Foreign nationals can buy a Carolina investment property without a US credit score or tax returns on select programs, commonly with a valid passport, a US entity or personal purchase, larger down payment (about 25% to 30%) and more reserves. See foreign national DSCR loans.
Can I use gift funds for a DSCR loan?
On select programs, yes, usually for the down payment and with a documented gift letter, and some limits apply to first-time investors. Many programs want a minimum amount of your own funds in the deal. Ask at the start so your file goes to a program that accepts gift funds.
Can I get a DSCR loan on a vacant property?
Yes, on many programs. For a vacant purchase, rent comes from the appraiser's market rent schedule instead of a lease. Some programs lower the maximum LTV on a vacant refinance. The property must be in rentable condition. See how DSCR loans work.
What are current DSCR loan rates?
Rates depend on the scenario, so we do not publish a single number. DSCR pricing is driven by credit score, LTV, DSCR, loan amount, property type, occupancy, prepayment penalty choice and the lender. Because the loans are investor loans, pricing is generally higher than a conventional owner-occupied loan. Ask for a scenario quote and compare the full cost, not only the rate. Read our rates and costs guide.
Do DSCR loans have prepayment penalties?
Many do, and often you can choose between a lower rate with a penalty and a higher rate with a shorter penalty or none. A common structure steps down over several years, such as 5-4-3-2-1 percent. If you plan to sell or refinance soon, the penalty schedule matters as much as the rate. Always get the schedule in writing before you lock.
How long does a DSCR loan take to close?
Many DSCR loans close in roughly three to five weeks, depending on the appraisal, the title or attorney process, entity paperwork and how quickly documents come in. Purchases with a firm contract date need a timeline built backward from closing, so share your contract date early. We do not promise a closing date, but we plan around yours.
How is a DSCR loan different from a conventional investment loan?
A conventional investment loan qualifies you on personal income, tax returns and debt-to-income, must close in your personal name and caps the number of financed properties. A DSCR loan qualifies on the property's rent, needs no income documents, can often close in an LLC and may have no property-count cap. DSCR rates and fees are generally higher in exchange for that flexibility. See DSCR vs conventional loans.
Can I use a DSCR loan on my primary residence?
No. DSCR loans are business-purpose loans for investment property. You cannot use one to buy or refinance a home you live in. If you plan to live in the property, ask about conventional, FHA, VA or other owner-occupied programs instead.

Yes. 1st Advantage Mortgage is licensed in North Carolina and South Carolina, along with Texas, Florida, Virginia and Pennsylvania, and works with investors across both Carolinas. Our office is in Charlotte, and we handle files remotely for the rest of both states.
Is 1st Advantage Mortgage a direct lender or a broker?
1st Advantage Mortgage is a licensed mortgage broker and lender in Charlotte, NC. On DSCR files we compare specialist wholesale lenders so you can review pricing, guidelines and reserve requirements before choosing, rather than fitting you to one lender's menu.
What does it cost to ask for a DSCR quote?
Nothing. Asking for a quote is free and does not require a credit pull to start. You will pay normal third-party costs, such as the appraisal and title or attorney fees, only if you move forward with a loan.
What can I do if my DSCR is below 1.0?
First, know that select programs accept a DSCR below 1.0, down to 0.75 and sometimes no-ratio, usually with a larger down payment, more reserves or higher pricing. Other levers are an interest-only payment on programs that qualify on it, a rate buydown, a lower insurance quote, a property with stronger rent, or more reserves. A rent increase supported by the appraisal also helps. See how to improve a low DSCR.
Are property taxes and insurance included in the DSCR calculation?
Yes. The payment in the DSCR formula is PITIA: principal, interest, taxes, insurance and any association dues. In flood zones, required flood insurance is part of the insurance cost. In South Carolina, investment property is generally assessed at a higher ratio than owner-occupied property, so check the tax estimate after a purchase.
Do I need a closing attorney in North Carolina and South Carolina?
Yes, in practice. Both states conduct residential real estate closings through attorneys. Your attorney handles title work and closing, and we coordinate with them. We cannot give legal advice, so ask your attorney about entity structure and title questions.
Is a quote a commitment to lend?
No. A quote or any content on this site is not a commitment to lend. All loans are subject to credit approval, a property appraisal and program eligibility, and rates, terms and availability can change without notice.
