Carolina DSCR Loans is a division of 1st Advantage Mortgage Broker LLC (d/b/a 1st Advantage Mortgage), which was founded in 2023 and is based in Charlotte, North Carolina. We are licensed in NC, SC, TX, FL, VA and PA, and our company NMLS ID is 2468711. You can verify our license on NMLS Consumer Access. Why a dedicated DSCR site

Investors ask different questions than first-time buyers. They want to know how the ratio is built, what a lender needs, how an LLC closing works and what changes in each Carolina market. This site is built for those questions, in plain language, with a calculator that runs in your browser.

How we work

• We compare lenders. We put your file in front of several specialist wholesale lenders, so the program is chosen from real offers, including first-time investor programs.
• We explain the trade-offs. Rate, fees, prepayment terms and reserves, side by side.
• We tell you when DSCR is not the best fit. A conventional investment loan can cost less if you qualify.
• We are local. Our office is in Charlotte, and we know the Carolina rental markets.
