DSCR loans below 1.0 and no-ratio options
When rent does not fully cover the payment, select programs can still work. Here are the ranges, the trade-offs and how to improve the ratio.
Yes, select programs accept a DSCR below 1.0. Across our lender network, ratios as low as 0.75 are common on select programs, and a few offer no-ratio options where the rent does not have to cover the payment. The trade-offs are usually a lower maximum LTV, more reserves and higher pricing. Most programs and the widest choice start at a DSCR of 1.0.
Why a DSCR below 1.0 can still work
A DSCR below 1.0 means the rent does not fully cover PITIA. That can happen in a high-tax county, in a high-priced market where rents lag, on a new purchase with rent still to be proven, or on a property you plan to renovate and re-lease. Some lenders accept the shortfall because the borrower has strong credit, cash and equity behind the loan.
The ranges across our network
| Ratio | Availability | Typical trade-offs |
|---|---|---|
| 1.00 or higher | The widest choice of programs | Best leverage and pricing, including first-time investor programs |
| 0.75 to 0.99 | Select programs, often experienced investors | Lower maximum LTV, often around 70% to 75%, more reserves, higher pricing, and cash-out may be limited |
| No-ratio | A few programs | Lower LTV, often 70% or less, higher credit score, larger minimum loan, 6 months of reserves or more |

Ways to lift a borderline ratio
- Choose an interest-only payment where the program qualifies on it. See interest-only DSCR loans.
- Increase the down payment. A smaller loan lowers the payment and raises the DSCR.
- Shop insurance and verify taxes. Both sit in the denominator of the ratio.
- Support a stronger rent. Some programs use the higher of the lease and the market rent if documented.
- Consider a longer amortization. Some programs offer 40-year terms.
- Add reserves. Cash left after closing helps on every lower-ratio file.

Frequently asked questions
What is the lowest DSCR a lender will accept?
Across our lender network, a DSCR of 0.75 is a common floor on select programs, and a few programs offer no-ratio options where the rent does not have to cover the payment. Most programs and the widest choice start at 1.0. Lower ratios usually mean a lower maximum LTV, more reserves and higher pricing.
What is a no-ratio DSCR loan?
A no-ratio DSCR loan does not require the property's rent to cover the payment. It still looks at credit, assets, reserves and the property. It is typically limited to lower LTV, often around 70% or less, with higher credit scores, larger minimum loan sizes and stronger reserves, and it is not offered on every program.
Can a first-time investor get a DSCR loan below 1.0?
Usually not. First-time investor programs commonly require a DSCR of 1.0 or better. Lower-ratio and no-ratio options are generally reserved for experienced investors, though a few programs are more flexible. Ask us for current options.
Does a DSCR below 1.0 mean a higher rate?
Often, yes. Lenders price lower ratios higher, and may cut the maximum LTV, require more reserves or limit cash-out. We do not publish rates, but we can show the trade-offs on your scenario. Interest-only payments, a larger down payment or a stronger rent can lift a borderline ratio.
